Six Useful Tips for Timeshare Property Buyers

1) Always understand the types of timeshares and their differences before you buy one. There are essentially two types of timeshare plans: deeded, and right to use or non-deeded timeshare property. A deeded plan allows you to actually buy a piece of real estate, which you then own together with other owners. You are only able to use it as provided in the timeshare agreement. A deeded timeshare for a fixed unit and fixed week allows you to own a specific timeshare at a specific time each year. A floating time agreement, on the other hand, lets you be flexible about the dates you will be allowed to use your timeshare. However, reservations with this type of plan may be first come, first serve because many timeshare owners prefer this option. Right to use or non-deeded timeshares actually are timeshare leases. They can be grouped as either floating time or fixed unit arrangements, similar to deeded timeshares. Once the lease expires, however, you no longer have any rights to the timeshare property.

2) Before investing in a timeshare do your homework about the location first. Decide whether you can go there on a yearly basis. Also it wouldn’t hurt if you research the prices of other alternative accommodations in that place. If you are paying for the timeshare then why buy timeshare if an alternative costs you less. But at the same time you should weigh in your comfort factor also. The alternative accommodation might not provide you with the same comfort as the timeshare accommodation. So, it depends on what criterion is important to you, cost or comfort.

3) Always know your timeshare rights before you buy one. They might be violated in some cases. Most of the time, timeshare properties are governed by legal documents called Covenants, Codes, and Restrictions. They create the rights of timeshare owners and govern how the timeshare is to be managed.

4) Rethink your decision if you want to buy a timeshare purely as an investment rather than for vacation purposes. Timeshares are not the most profitable types of properties when it comes to reselling. They typically don’t have good resale value, and the resale process can be difficult because of competition from the original owner. Timeshares are, however, good investments in a Lifetime of Vacation Enjoyment (LOVE).

5) While you may think that the cost of buying a timeshare is simply the cost of buying only the real property. You may be wrong. You should always calculate the total cost of timeshare which includes mortgage payments, maintenance fees, taxes, travel cost, closing cost, broker commissions, financing charges etc. Compare the cost of similar alternative accommodations with the total cost of owning a timeshare now. Remember that hotel accommodation rates increase at a rate of 2-3% a year.

6) Read each and every document carefully before signing any agreement. Never ever believe a promises made by a salesman. Request everything in writing. Also find out about the reputation of the seller and whether he is a licensed timeshare seller. Lastly, never accept properties with unfinished facilities, if you do so take a written commitment from the seller that they would be finished within a specific time frame.
